The idea is simple: the money will be used to improve the property which will in turn raise its value making more equity available and with few monthly payments, the accumulated debt (mortgage plus home equity loan) will equal 100% of the value of the property and so, both lenders will be fully protected.

Home improvement loans, especially those based on equity are very easy to qualify for. The risk involved in the transaction is very little. The chances of default are greatly reduced and in the event of default, repossession assures the lender that he will recover the investment. Therefore, a moderate credit score and history will be enough; there is no need for your credit to be good or perfect. Only serious delinquencies like bankruptcies or defaults can ruin your chances. Other than that, your income needs to let you afford the payments with ease. There are no further requirements because as the loan is used for improvements, it raises the value of the property which is the asset guaranteeing repayment.

Legally Fixed Purpose On Home Improvement Loans

Do remember that on most home improvement loans the fact that the loan has to be used for making home improvements is one of the contract’s clauses. Therefore, you may be required to show proof of the improvements you are going to make like constructor’s plans, designer’s plans, etc. Any other use can result in the cancelation of the loan program and the payments becoming immediately due. Therefore, be careful and read the contract thoroughly.

My parents and I own 2 homes on the same lot. We havent had home owners insurance for over 10 years. I want to get a home improvement loan, so I can qualify for home owners insurance and improve my living situation. What can I do? I need the electric, plumbing, and the outside of my house done. While a lender would usually require insurance, having insurance doesn’t imply that you can get a home improvement loan.

    Not only is Mike Holmes a polite, knowledgable, hard-working, handsome, contractor his also a hero to many. I can’t recall a show in recent memory that I have enjoyed watching more than Holmes on Homes. Plus, I learn something new everytime I watch. If you own a home, plan to buy or build one this show is a must see.

    Even thou I am not a homeowner at this time, watching Mike is so helpful being aware what is needed to do, to “make it right” He is a caring man who helped out people with all kings of home problems from doing add-ons and re making a place that he knows the owner will just flip over,
    “Holmes for the Holidays” is the best of this season, the first and 2nd seasons had mainly all 30 minute episodes ( about 22 minutes with the ads taken out) Holmes for the holidays was an hour show ( 44 minutes without ads) where in two months time he takes this home that could have fallen down, and completely re-builds in time for the holidays.
    If thinking of buying a home, or wish to re do yours buy this or other seasons and be amazed at what you can learn, while watching a truly caring man and his crew help people all over ( in Canada near where he lives)

    I stumbled across this show on cable and found it great. These are quick to watch but very interesting and informative. Puts the rest of those home improvement and DIY shows to shame.

    I had to order seasons 3 and 4 off the Holmes on Homes website. Every season is great. I learn something from every show.

    Contact an insurance company directly, try to avoid an agent. Anyone can get property insurance. You just have to own property.

    Banks will require you to have property insurance. They want the loan to be paid off if the house burns down.

    How much money do you need ? The bank will want to know your income. They want the loan repaid.

    Get estimates from all the trades needed. They will tell you the costs of materials, labor, etc. Then go price stuff out yourself. Contactors usually mark up the costs on materials 20%. They have to make a profit.

    Do you own contracting. Visit job sites and homes being built and get these workers to do the work on their time off. Do alot of the work yourself if possible, Sweat Equity. Then have a licensed pro check your work and do the finish work and make sure it is done properly. Especially the plumbing and electrical.

    If the homes are paid for, a home equity line of credit will do well. Take out a short term 5/1 variable if that is what you qualify for. Rates should stay low for quite a awhile.

    Watch HGTV and all the renovation shows they have. Do all the demo yourself that is usually 30% or more of the total cost of a project.

    Make plans, get a building permit. Make sure you get the place inspected for building codes.

    Have fun. Its a great thing to experience, you will not want to do it twice !
